This is the first half of where we go into detail of how to find, hire and pay the right office manager in your office. We can’t stress enough how important it is to have a full-time manager. You will never have a life without a full-time manager. You will never have a vacation. Agents need hand holding, commission checks, and more. You can’t always be there and shouldn’t be.
SELF-MANAGEMENT doesn’t work!
A manager frees up your time to work on your business. If you are managing you are working IN your business. If you are the owner, you should be working ON your business: marketing, strategy and marketing plans.
Create specific duties for your manager and hold them accountable. They need to be good at their job. Liking them a bunch isn’t enough. In our “Documents that Brokers Need” section of this site, we have sample documents to help you with this process.
They are there to take care of you and help you make more money.
Role of the manager is not really to MANAGE. He is there to RECRUIT! Yep – let’s get your mind around that: recruiting real estate agents is your manager’s ACTUAL job
File compliance – keep you out of lawsuits. About 10 – 20 minutes a file checking for transactions, inspections and more if you have a good transaction management platform.
3 deals a day = 30 minutes to 1 hour.
Deal Doctor – how long does it take to calm down a buyer or seller or help an agent fix a deal. 5-10 minutes. If they are chatting for an hour to solve a problem, they are wasting your time. This takes dollars away from you.
1 hour per day
What do they do with the rest of the day? They usually waste it. What they should be doing is RECRUITING! You need more deals, get more agents. Agents leave, get more agents.
6-8 hours per day
